“Koop Goedkoop” properties are made more affordable because the land is not purchased outright but leased with a significant discount on the ground rent (canon). For this property, the monthly canon is €246.13 (based on 2020 prices), but full payment only starts in the 11th year. In the year of transfer, the discount on the canon is 100% (so no payment). The second year it's 90%, the third 80%, and so on. The paid canon is tax-deductible and is indexed annually according to inflation.
